Immobilien in Berlin: mild slowdown in the second half of 2021 For sale

Anyone who made an investment in property in Berlin 10 years ago will now look back on a 205.20 percent price rise. Nothing, not even the current pandemic, has so far been able to avoid the rising price movement. Although Q2 2021 has only begun with a slight decline, price changes are expected for several properties due to the rental limit ending in the coming weeks. The median asking price we have measured at 14.05.2021 is around EUR 5,140 / m2, which corresponds to an increase of about 6,90 percent over the same time a year ago.

Approximately 34,140 existing properties have been announced on the related real estate websites over the past 12 months. The 12-month median list price for new construction projects is around 6,750 EUR/m2. During this time, some 6,680 properties from a variety of projects were brought onto the market.

Number of rentals falling

At 14.05.2021, rental growth was about 10.80% compared to the previous year. Measured across all property exchanges, the median demand rent is 12,50 EUR/m2 in the current quarter. This is a continuation of the trend since 2019, i.e. the implementation of the rental limit.

Berlin price growth since 2010

For over 10 years, Berlin's property prices have increased almost linearly. In 2010, Berlin's median bid price was around 1.550 EUR/m2. As of 14.05.2021, the portfolio assets are worth EUR 5.140/m2 until 2015.

Portfolio rental development offered since 2013

We have also documented rental offers in Berlin since 2010. Overall, two patterns can be identified. The rental segment has decreased for years from 5 - 8 EUR/m2 with the total volume decreased, while the rental segment over 14 EUR/m2 takes up more and more room. With the implementation of the rent cap and Corona the growth has been accelerated.

Since the end of 2018 at the latest, the rental pattern has decreased substantially.

Rental provides development in the new building segment

Around three-quarters of the new building segment in Berlin was allocated at 14 EUR/m2 for the rental segment. All offers declared to be new buildings are analyzed in stock exchanges. Some old buildings have been restored.

Berlin housing stock

By the end of 2018 there were nearly 327,000 residential buildings, most of them located in multi-story buildings with 3 or more units, in Berlin with around 1.95 million apartments. Approximately 1.45 million Berlin apartments are leased, state 2018. The owners themselves use some 337,000 units, including apartments in detached and semi-detached dwellings.
